The Mistake:
Falling in love with homes you haven’t actually qualified for—then realizing later that they’re out of reach.
The Fix:
Talk to a trusted local lender before you start house hunting. A quick pre-approval gives you a clear budget, strengthens your offer, and helps you move fast when the right home comes along.
❌ 2. Underestimating Closing Costs
The Mistake:
Saving up for a down payment, but forgetting about all the other costs—like inspections, appraisals, title fees, and escrow.
The Fix:
Most closing costs in Kansas run about 2–5% of the purchase price. Ask your lender and agent (me 👋) to break it down for you so there are zero surprises at the closing table.
❌ 3. Skipping the Home Inspection
The Mistake:
Trying to save money by skipping a professional inspection—especially on a house that “looks fine.”
The Fix:
Even if the home is newer or newly remodeled, always get an inspection. It could uncover issues with the roof, foundation, wiring, or plumbing that cost thousands later. In Southeast Kansas, where many homes are older, this step is crucial.
